Welcome to the Fort Gordon Army Housing Office. Our mission is to provide housing and related services in support of the Army’s mission and readiness and to assist military service members, both unaccompanied and those with families, with finding suitable, affordable and safe housing wherever they live around the world. The Housing Office is composed of three divisions: Housing Services Office (HSO), Unaccompanied Housing (UH) and Army Residential Communities Initiative (RCI) Division. Each division has a combined mission to provide assistance, guidance and quality up-to-date information to our service members to help make relocating as stress-free as possible. 

Housing Services Office (HSO)

HOUSING SERVICES OFFICE (HSO) DIVISION

The HSO manages off-post relocation and referral services, the Rental Partnership Program and occupant complaints for the installation. We provide the following services for service members, their families and DoD Civilians:

  • Housing counseling and education
  • Listings of local real estate brokers and property managers
  • Available rental and sales listings
  • Review of leases and rental agreements
  • Mediate Landlord/Tenant complaints
  • Community information including local schools, maps, information on obtaining local crime statistics and available programs and resources
  • Computer workstations to assist with housing search
  • Relocation assistance for the next duty station
  • Rental Inspections
  • Assignment and termination inspections upon request
     

RENTAL PARTNERSHIP PROGRAM

The Rental Partnership Program (RPP) is a Department of the Army housing program managed by HSO to provide assistance to Soldiers in acquiring quality, affordable off-post rental housing. 

  • HSO establishes a partnership with local property managers/owners, Soldiers and Family members
  • Negotiate waivers for concessions with the off post landlords to minimize the financial hardship of renting off post
  • Inspect all properties that are available for rent
  • Process and complete verification of eligibility documents for service members
  • Insure that rent will not exceed the service member’s BAH
  • Ensure allotment is established to transfer rent payments to property owners

Move-In/Move-Out Checklist - The move-in/move-out checklist is used to notate the condition of a rental property and report damage to the premises at both the start and end of the tenancy agreement. Per GA Code § 44-7-33 (2019), the landlord has three (3) business days to complete a property damage list and associated repair charges to be deducted from the security deposit.

RCI is the Army's military housing privatization program whereby the Army has partnered with the private sector, Fort Gordon Family Homes (FGFH) to privatize on-post housing. RCI is truly about partnering with the private sector and meeting the RCI goals and objectives for a better quality of life for the nearly 1,100 families residing at Fort Gordon. The Army's RCI provides oversight and support services, liaison services, oversees tenant relations and protects the interests of the U.S. Government, Army and their families. RCI Housing Managers inspect homes prior to move-in, conduct maintenance inspections and accompany residents during assignment and termination inspections upon request. The RCI Division monitors command and resident satisfaction with Balfour Beatty Communities (BBC) operations, and when necessary recommends changes aimed at improving those operations. 

The Plain Language Briefing contains a number of requirements and reforms to improve accountability and oversight of privatized military housing on Fort Gordon including the Tenant Bill of Rights.

The UPH Office provides unaccompanied housing oversight for all Single Soldier housing needs, administrates Certificates of Non-availability (CNA) and exceptions to policy and ensures compliance with ABMP and eMH reporting and quality control. UPH oversees all aspects of the furnishings program to include warehousing, replacements and forecasts budget for UPH orders and completion of projects pertaining to unaccompanied personnel housing. There are no unaccompanied personnel housing for officers and senior enlisted personnel on Fort Gordon.
